Build 4 Yourself offers a full featured home building program with options and upgrades to match your building experience and available time. Build 4 Yourself clients come to us with a wide range of backgrounds. Some have virtually no construction knowledge while others are very skilled and work in the home building trades. Build 4 Yourself clients also have vastly different schedules. Some have unlimited time to devote to managing their construction projects, others have very little time but still want to maintain control and realize a substantial cost savings. Which ever options you choose, with Build 4 Yourself by your side, you can be successful building your own home.

Building Coach

Build 4 Yourself will assign your own personal building coach to provide advice and assistance relating to various phases and aspects of the construction process. We will also make available a construction coordinator and/or other qualified personnel to answer owners questions and to volunteer suggestions.

Home Plans

Referral to a qualified designer to create customized blueprints with engineers stamped approval. Assistance in developing and reviewing plans, designs and specifications.

Evaluation of property

Evaluation of your current or proposed property, recommendations and referral to / collaboration with geotechnical engineers, surveyor, site prep contractors and realtors if necessary.

Building Manual

We will provide you a complete Build 4 Yourself manual with lien releases, bid forms, insurance waivers, building schedule, production checklist and furniture placement guide. In addition we will provide you with web links to track the progress of your build and an email address for use during the project to facilitate communications your contractors and suppliers.

Permits, Documents Preparation & Record Keeping

Build 4 Yourself will assist you in completing necessary construction documents for permitting, HOA, as well as your lenders loan package.  Build 4 Yourself will provide a sign for build site identification. Upon completion of project Build 4 Yourself will provide the owner with a CD containing a photo journal of their project along with any other documentation on file including bids, invoices, site reports, cost estimates, plans, contracts, etc. Build 4 Yourself will also document and provide owner a DVD showing the location of all in-wall mechanicals for future reference.

Bids & Project Costing

Upon receipt of a complete set of plans Build 4 Yourself will furnish you a detailed cost estimate based upon your specifications and average cost for materials and labor. Build 4 Yourself will then obtain bids for all major trades and materials on your behalf  and will compile this information at our facility.  You will then get to shop for the “fun stuff”.  Many of your homes final options are subjective and there are hundred to choose from — therefore its should be based on your taste and style. Build 4 Yourself will provided you with a list of subcontractors & suppliers with whom you will receive low construction rates and discounts on such items as cabinets, countertops, plumbing and electrical fixtures, flooring, appliances—etc.  At your request we will review any bids or proposed contracts and will consult with you concerning the qualities and cost of materials / services proposed.

Site Visits & Inspections

Build 4 Yourself will provide site visits during construction to review the progress and consult with you regarding same. Build 4 Yourself will also provide one 3^rd party Home inspection at project completion to scrutinize all workmanship and materials to ensure our high standards and owners specifications are met.

PROGRAM OPTIONS

Scheduling Options

Standard - Build 4 Yourself provides you with a detailed building “calendar” to follow so you can correctly schedule subcontractors, deliveries and building inspections.

Upgrades -  Depending on your availability during your build project and your construction experience you may wish to choose one of these upgrades to our standard scheduling service.

The Running Start - We coordinate some of the most critical parts of the project – giving you a strong foundation and a running start. Build 4 Yourself will, at owners direction, schedule subcontractors and supplies thru dry-in stage (sheathing on roof, wall erected, windows & exterior doors hung) Owner will then be responsible for scheduling the balance of work, materials,  and inspections.

The Home Stretch -  We get all the time consuming and tedious jobs completed - leaving the “fun stuff”, the final finishing touches, to you. Build 4 Yourself will, at owners direction, schedule subcontractors and supplies thru dry wall hanging. (leaving painting, flooring, cabinets, final electric, plumbing and Hvac etc. to finish up) Owner will then be responsible for scheduling the balance of work, materials,  and inspections.

The Finish Line - Build 4 Yourself coordinates the entire build while the owner continues to control the checkbook and make all the decisions. Build 4 Yourself will, at owners direction,  schedule subcontractors, suppliers and building inspections throughout the project and insures they have proper access to the build site.

Coaching Options

Standard  - Your Build 4 Yourself building coach will conduct a site visit once every two weeks throughout the build process— as well as during several other critical phases (slab pour, framing, drywall etc.). In addition your construction coordinator and building coach will be available via phone and email for advice and assistance relating to various aspects of the construction project.

Upgrades -  Depending on your availability during your build project and your construction experience you may wish to choose one of these upgrades to our standard coaching service.

Minor League - Your building coach will conduct a site visit once every week throughout the build process— as well as during several other critical phases (slab pour, framing, drywall etc.).

The Majors - Your Build 4 Yourself building coach will conduct a site visit twice a weeks throughout the build process— as well as during several other critical phases (slab pour, framing, drywall etc.).
