What is the cost per square foot to build a home?
As you
can imagine, this is a complicated question. Costs can vary greatly depending
upon the complexity of the home's design, location of construction project,
topography of the lot,
architecture, and the materials you choose to use. The
average house normally ranges between $70 to $90 per square foot. You need to keep in mind that
regardless of the price point you choose you will be paying true builders cost
on your new home. You can save even more if you decide to do some of the
construction yourself and aggressively shop the materials used. Bottom line - we
can help you stay within your budget and get more house than you dreamed
possible – for less than you ever imagined!

What does "true builders cost" mean?
One of the
benefits of working with Build 4 Yourself is that you
cut out all of the builders profit, overhead and marketing
expenses. Our
subcontractors and suppliers offer their goods and services to our clients at
discounted builder’s rates. You pay for materials and subcontractors
directly, there is no markup which saves you money.
Further Build 4 Yourself Inc. receives no consideration or kick-backs for recommending these
companies to its clients. When choosing materials with a supplier during
the traditional building process you may think you are getting builders cost but
in reality what your really getting is the builders cost
after a
mark up or kick-back - - - not TRUE BUILDERS COST! With us, you can be assured
that you are receiving the bottom line builders cost on supplies or workmanship
without any mark-up involved.

Who controls the construction
funding?
A checking account will be setup specifically for your
homes construction and you will have complete control, write all the checks and monitor costs as the
project progresses.

How much can we
expect to save on our home?
Our clients' saving
varies and is based
upon their willingness to follow our recommendations and apply the information
provided in our building manual as well as how much time they invest in the bid
process and “shopping” their materials. Most of our clients save
between 25 - 30% versus building with a traditional contractor – more if they
complete some of the projects themselves. Many choose to put some of their
savings back into their new houses in the form of upgrades and improvements.
In addition the true savings of building your own home should be
calculated over the long term …… NOT just during the construction period.
Further saving are realized in decreased property taxes (often based on
construction costs) and lowered mortgage payments (lower amount financed = less
interest paid & no PMI).

How
much time will I have to devote?
This is by far the most common question asked by someone considering building
their own home. We have developed and tailored our programs to match not only
the time you have available but your level of building experience. On the
average, most of our clients spend 1-2 hours a day making calls, paying bills
and checking the work on their project. Regardless
of which way you choose to build your home, hiring a
traditional home builder or working with us, you will be spending time at the
job site on a regular basis. It's fun and exciting to watch the progress and
you'll always want to know what's going on - not to mention making sure that
everything is being done the way YOU want it to be. You will also be selecting
the materials that go in your home, so the only thing you've added to your plate
is arranging the sub-contractors and paying the bills. When you think about it .
it's a great part time job that will net you up to 30% or more profit with just
a few months of work. It's pretty good part-time pay any way you look at it.

How
long will it take to build my house?
This depends upon you as the project manager.
Most people plan for a six-month construction period. Some finish as quickly as
four months, and some take nine to twelve months. With good planning and no
excessive delays, you should be able to finish in six months.
The more efficient you are in scheduling your
sub-contractors, the faster the house will be completed. Staying on top of your
project and doing things in a timely manner will greatly affect the length of
your build time. As an example: tile roofs take longer to get so ordering your
materials as early as possible will keep the project moving forward.

How do I find qualified
subcontractors?
When your ready Build 4
Yourself will
provide you a list of our approved subcontractors and suppliers. We actively
seek out and cultivate relationships with subcontractors that have a reputation
for quality, experience and service to help ensure a successful building
experience for our clients. We spend hours interviewing and checking references
to assure you receive quality materials and workmanship at the lowest possible
price.
They must be
licensed, bonded, insured,
have
a solid track record and offer their services and products at discounted
builder’s rates in order to be considered for our approved list. Build 4
Yourself receives
no monies, consideration or kick-backs from these companies which
allows us to be totally objective in our
recommendations.

Do I have to use your subcontractors?
You are not restricted to our resources in anyway. Your in
charge and can choose any materials and sub-contractors you wish throughout the
building of your home. If you do use alternate companies we strongly recommend
that you use licensed and bonded sub-contractors and check their standing with
the local building association, better business bureau and get several recent
references.

Can I do some of the work myself?
Absolutely, you can choose
to tackle any job or phase of construction you like. This will increase your
savings tremendously and give you an even greater sense of accomplishment when
you homebuilding project is finish. We do, however, recommend that you’re
realistic about your abilities and your available time.

How can we be sure our
home is built correctly?
Most of our clients work full time jobs and have no
previous home building
experience at all and they do
fantastic.
Utilizing our proven method helps assure you of a
well built home. Our comprehensive "how to" project management manual is a
valuable resource to help you successfully manage your project. Further, you will be assigned a Build 4
Yourself
professional building coach who will be with you every step of the way. They
will conduct onsite inspections and meetings based on your program choice and
will be available for phone and in person consultations when questions arise.
Finally, your home will be scrutinized not only by bank and local building
inspectors but Build 4 Yourself also hires
independent 3rd party home inspectors to
conduct detailed on-site assessments at strategic points to help ensure the
integrity of your house.

evaluating property and finding the right floor plan - so that you’ll avoid
